Did a site visit to MR Proview Officer City 1 last week. Ready-to-move hai, but builder ka delivery track record kaisa hai, knowing Ghaziabad market? I'm looking at it purely from an investment perspective, like a 5-7 year horizon. Pre-launch mein kya pricing thi aur ab kitna upar gaya hai? Matlab, capital appreciation potential kitna bacha hai? My concern is the builder's past projects. Kya unhone time pe deliver kiya hai ya delays common hain? Dekho, from my experience, builder ka track record bahut matter karta hai ROI ke liye. Koi real numbers hain kya, like annual appreciation percentage for similar projects? Also, iska rental yield kitna expect kar sakte hain? I'm calculating a 3-4% yield, is that realistic or too optimistic?

MR Proview Officer City 1 ka RERA number UPRERAPRJ7140 hai aur usme toh 2028 ki possession date dikha raha hai. Aapne site visit pe kya dekha? Kahi builder marketing gimmick toh nahi kar raha 'ready to move' bolke? Yeh sab baatein ek first-time buyer ke liye bahut confusing hoti hain, especially jab investment ka socho.
