posted on 13 May5 years renting in Ghaziabad — my infra confusion
Been renting in Ghaziabad for 5 years now, fed up of paying EMI to landlord. Delhi-Meerut Expressway ne connectivity badha di hai. Par Raj Nagar Extension mein prices already high lag rahe. Metro Red Line extension ka Vasundhara pe kya real impact hoga? Hindon Airport ka bhi kitna fayda milega? Infra projects mein delays ka darr hai. Should I buy now?

It's a classic dilemma, yaar. Renting feels like throwing money, but buying comes with huge risks, especially for first-timers like us. My advice would be to look beyond just the shiny new infrastructure. Check the social infrastructure – schools, hospitals, daily needs – in areas like Afzalpur or even some parts of Vasundhara that are already developed. Infra projects are good, but liveability matters more. What's your budget range, by the way? That will narrow down options significantly.
Yeh Metro Red Line extension aur Hindon Airport ka 'real' impact kitna hoga? I mean, airport toh mostly regional flights ke liye hai, usse residential property ko kitna fayda milega? Aur Metro ka extension toh pehle se hi priced in lagta hai. Kya hum sirf hype pe invest kar rahe hain ya kuch solid returns bhi milenge for first-time buyers?
The current market conditions in Ghaziabad are a bit tricky. Post-pandemic, demand hai, but supply bhi high hai. Infra projects ka buzz already most properties mein factor-in ho chuka hai. Agar aap long-term ke liye dekh rahe ho (7-10 saal), toh the infra will help. Short-term gains are less likely, especially with the high interest rates right now. So, solid returns ke liye patience chahiye.
Hindon Airport ka direct residential impact utna nahi hoga jitna log soch rahe hain. Mostly commercial development aur logistics ko fayda milega. For a residential buyer, it's a minor convenience, not a game-changer for property value.
Metro ka impact toh long-term mein definitely hota hai, connectivity improves, demand badhti hai. But Vasundhara tak aane mein abhi time hai, aur jab tak operational hoga, prices will already adjust. Abhi se bahut zyada jump expect karna thoda mushkil hai.
I bought a 2BHK in Ahinsa Khand II two years ago, thinking Metro extension will boost prices significantly. Connectivity improved for sure, but the price appreciation isn't as dramatic as I'd hoped. Maybe it's a long-term game. The area is nice, schools and markets are nearby, but the initial hype felt a bit overblown. My EMI is still manageable, but I often wonder if I should have waited or invested somewhere else. It's a huge decision, that's why we're all so nervous.
Your confusion is valid, infra projects ka naam sunke bahut log invest kar dete hain, but delays ka darr toh hamesha rehta hai. Delhi-Meerut Expressway ka toh fayda hua hai, no doubt, but builders usko justify karke prices itne badha dete hain ki affordability gayab ho jaati hai. Kisi ne recently Vasundhara ya Indirapuram mein kuch book kiya hai kya? What's the possession status there, and any RERA issues?
RERA site pe jaake check kar lo, har project ka status mil jaata hai. Builder ka registration aur project timelines wahan clear hote hain. Helps a lot to avoid future headaches.
Sahi keh rahe ho delays ka. My cousin booked in Achchheja and got possession 1.5 years late. RERA ka enforcement is still a bit weak in Ghaziabad compared to NCR regions. You have to be very careful with whom you're dealing. Don't just go by glossy brochures.
Exactly! Delays toh standard ho gaye hain. Mera ek friend Abhay Khand mein ek project mein phasa hua hai, 2 saal se possession date extend hoti ja rahi hai. Builder bas bahane bana raha hai. RERA mein complaint bhi ki hai, but process is so slow. Always check the builder's track record and financial health, not just the project location.
Bhai, you've hit the nail on the head! 5 saal se main bhi yahi soch raha hoon. Rent dete dete thak gaya hu. Raj Nagar Extension mein prices are insane, lagta hai opportunity miss ho gayi. Metro extension ka impact samajh nahi aa raha ki kitna real hoga.
Haan bilkul, RNE is done for budget buyers. But Vasundhara side mein some pockets still have potential, especially near the proposed Metro route. Check out Ahinsa Khand 1, wahan thoda affordable mil sakta hai if you look hard enough.
Totally agree! RNE toh ab middle-class ke budget se bahar ho gaya hai. Mujhe bhi lagta hai ki Metro ka buzz zyada hai, actual impact on property value takes time.
