My lease ends in 3 months and I'm torn. Adarsh Group Hindon Vihar looks tempting price-wise, around ₹15-35L, but it's under construction, huge risk. Amrapali Crystal Homes is ready to move, but those maintenance charges! Seriously, almost double what others are charging. Is it worth paying that much extra just to avoid the possession delay gamble? From my experience, delayed projects drain you dry. I've seen this pattern before. Plus, Amrapali's reputation isn't exactly stellar, sahi hai? Carpet area efficiency in Hindon Vihar seems better on paper. But what about the hidden costs? Anyone else feel like Amrapali is milking residents dry with these OC charges? What did you guys do?

Yaar, Amrapali's reputation is definitely a concern. I've heard stories about incomplete amenities and poor construction quality. Have you considered other options in Noida Extension? There are a few decent projects by Gaurs and ATS.
Carpet area efficiency is key! Amrapali usually has super built-up area nonsense. Hindon Vihar, check the actual carpet area during site visit. Don't just go by the brochure.
Good point! Super built-up is a scam. Builders make a killing with that. Ask for the exact carpet area and compare it with other projects.
Haan, and don't forget to factor in the cost of registration and stamp duty. It adds up quickly!
I live in Amrapali Dream Valley. Maintenance charges are high, but the society is well-maintained and secure. Crystal Homes might be similar. Maybe talk to current residents before deciding.

Exactly! Amrapali is notorious for overcharging. My friend lives there and he's constantly complaining about hidden costs. Adarsh Group, RERA check karna is a must. Don't blindly trust their promises.
Hindon Vihar at that price point is tempting, I agree. But before jumping, check the builder's track record. Delayed projects are a nightmare. Mera bhi same experience tha 2 years ago.
