Kids have moved out, so I'm selling my big house. Looking at smaller flats in Noida. Shortlisted Purvanchal Silver Estate and Aims AMG Resi Complex 3. Honestly not sure which to pick. Aims AMG is ready to move, which is a big plus since I don't want to wait. But the maintenance charges they're quoting are insane! Anyone else living there? Is it worth the convenience? Purvanchal is under construction, so the risk is there, but the PLC charges seem lower. Is the carpet area actually bigger in Purvanchal or is it just brochure talk? Want something manageable but I'm worried about getting ripped off. Resale of existing property is almost done, need to decide soon. What did you guys do?

Bhai, I feel your pain. Selling the big house is a smart move though. Aims AMG ka location toh acha hai. But those maintenance charges...can you negotiate? Maybe threaten to walk away?
Purvanchal Silver Estate? Which sector are we talking about? That area is developing fast, but still far from everything. Aims AMG is Sector 77, right? More convenient for daily needs I think.
Haan, Sector 77 is definitely more livable right now. Sector 150 is the future, but it's still a construction site in many parts.
Exactly! Sector 150 mein abhi toh sirf dust hi dust hai. Aims AMG is a safer bet for immediate living.
Don't forget the metro line extension! That will change everything in Sector 150. Patience is key!
PLC charges can be deceiving! Check the fine print. Sometimes they add hidden costs later on. Also, carpet area figures are often inflated in brochures. Get it verified by an independent surveyor before committing.
U7 is right. Hidden charges are the worst! Read the agreement carefully, especially the part about parking and club membership.
This is GOLD advice! Always get the carpet area verified. Builders are notorious for this.
True that! Mera bhi same experience tha 2 years ago. I almost got ripped off by a builder in Greater Noida West.
Maintenance charges are a killer these days, especially in Noida! I've heard Aims AMG is pretty high. Purvanchal, even with PLC, might be a better deal in the long run. But that 'under construction' tag is scary. Dekho, resale value bhi important hai.
