Carpet area is king: Don't get fooled by brochures!

Adarsh Group Hindon Vihar vs Purvanchal Silver Estate... finally taking the plunge after landlord raised rent again! I'm fed up of renting, doing the EMI vs rent math. Honestly not sure which project is better, though. I'm looking at both. Everyone talks about price, but what about carpet area? Nobody tells you that. Purvanchal seems pricier, but does it actually give you more usable space per rupee? Adarsh is cheaper, but maybe the rooms are tiny? Carpet area efficiency matters so much. Also, possession status... Purvanchal is ongoing, right? What's the risk of delay? Adarsh is ready to move, but is the construction quality any good? Which one would you pick for a family actually living there? Let me know your thoughts, thanks!

Before booking, visit the site multiple times at different times of day. See how the traffic is, what the noise levels are like. It makes a big difference.

Honestly, I'd pick Adarsh if you need a place ASAP and the carpet area is acceptable. Peace of mind is worth something. But definitely get that home inspection!

Check the OC (Occupancy Certificate) for Adarsh Hindon Vihar. That's crucial. If they don't have it, you're taking a risk.

I'm an NRI, so I prefer ready-to-move. Less hassle dealing with builders from abroad. Adarsh seems like the safer bet in that case.

I think they started giving possession in some towers, but very slowly. Best to verify with the builder directly and get it in writing.

I visited Adarsh Hindon Vihar last month. The flats are decent, nothing extraordinary. But the price is definitely more attractive. Carpet area seemed smaller than Purvanchal though. Worth comparing side-by-side.

Don't forget to factor in maintenance charges! Purvanchal's might be higher since it's a 'premium' project. It adds up over time.

Construction quality in Noida is generally suspect, to be honest. Especially in the more 'affordable' projects. Get a home inspection done before you finalize anything!

Exactly! Everyone quotes super area. It's a scam! I went to see a '1200 sq ft' flat and it felt smaller than my current 900 sq ft rented place. Carpet area is king, as you said.

I've heard Adarsh Hindon Vihar has a lot of open space though. Good for kids. But construction quality... that's a concern. Did you check RERA registration number for both projects? That's the first thing you should do.

Purvanchal Silver Estate is in Sector 93 right? It's a good location, closer to the expressway. But possession is a HUGE risk with any builder these days. I'd lean towards ready-to-move if I were you.

U4, you're right. I know someone who bought in Purvanchal Heights... possession was delayed by 2 years! Check their past project completion rate.

Totally agree. Ready to move is less of a headache. EMI starts immediately but at least you have a roof over your head.

Bhai, rent is a killer! I feel your pain. Carpet area is super important, totally agree. Don't just look at the sq ft, go see the actual apartments. Adarsh Hindon Vihar... heard mixed reviews about construction quality. Purvanchal, at least Silver Estate is supposed to be premium, right?
