Noida flat hunting: Purvanchal vs Amrapali - confused!

I'm looking to downsize in Noida. Kids have moved out, don't need such a big place anymore. Considering Purvanchal Silver Estate and Amrapali Cloud Ville. Big difference in price, obviously. But is Amrapali worth almost 4x more? Honestly not sure. Heard some stories about Amrapali builder issues in the past, tho Cloud Ville looks swanky. Purvanchal seems safer in that sense, but maybe less posh? I'm prioritizing good hospitals nearby. Anyone compared the actual 'asli' cost after adding stamp duty, registration, and all that? Also, resale value after 5 years – which one would appreciate better? Maintenance charges bhi ek factor hai, want something manageable. Has anyone faced similar confusion? What did you decide?

Also, check the builder-buyer agreement very carefully. Look for clauses related to delays, penalties, and dispute resolution.

I think Purvanchal is a safer bet for peace of mind. Amrapali, despite the new project, still carries too much risk, especially if you're prioritizing a hassle-free experience.

So, what are you leaning towards now? Did any of these comments help you make a decision?

Maintenance charges can vary wildly. Get a detailed breakdown of what's included. Some societies charge extra for gym, swimming pool, etc.

Cloud Ville is definitely aiming for a premium segment. But is the location really worth 4x the price? Think about how often you'll actually use those 'swanky' amenities.

Sector 75 mein bhi dekh lo ek baar. Good connectivity and decent options available.

I'd personally avoid Amrapali, even the 'new' projects. Too much baggage. Purvanchal is safer, but maybe explore other options in that price range as well.

One thing I learnt the hard way: Visit the site multiple times at different times of day. See how the sunlight falls, how noisy it is, and the actual traffic situation.

Have you considered other options in Sector 150? Rates are competitive and you'll find some good ready-to-move-in options.

Resale value after 5 years… that's anyone's guess. But generally, properties in well-maintained societies with good amenities appreciate better. Think about that.

I'm also downsizing and facing a similar dilemma! The 'posh' factor is tempting, but peace of mind is more important to me. I'm leaning towards a smaller, but more reliable builder.

Don't forget to factor in the cost of interiors! Cloud Ville might require more investment to make it livable.

I bought in Purvanchal Heights (not Silver Estate, but close) 3 years ago. The construction quality is decent, nothing amazing. Maintenance is reasonable, around Rs. 3/sqft. Resale value has gone up, but not dramatically.

Bhai, Amrapali ka naam sunte hi darr lagta hai. Are you sure it's a completely new entity and not just a rebrand?

Good point. Need to dig deeper into the ownership and directors of the company.

Exactly! Check the RoC filings. Don't take their word for it.

Stamp duty and registration will be pretty much the same percentage-wise, so the higher the base price, the higher the cost. Don't forget parking charges! They can be a hidden cost.

My friend booked in Cloud Ville. He says possession is expected in 2025. Take that with a pinch of salt though! Builders often delay.

2025? LOL! Builder ne phir se date extend kar diya hoga.

Purvanchal vs Amrapali… tough one! I understand your confusion. Amrapali *did* have major issues, but Cloud Ville is a new project, right? Check the RERA registration properly. Don't just go by how 'swanky' it looks.

Exactly! 'Swanky' doesn't guarantee on-time possession. Look beyond the marketing brochure.

RERA registration is key. Check the completion timelines and the builder's track record on the RERA website itself.

4x price difference is HUGE. Personally, I'd be very cautious. What are the actual possession dates being promised for both? That's the first question to ask.

Hospitals are a good priority. Both are in Noida Extension, right? So accessibility to Fortis and Yatharth should be similar. Cloud Ville *might* have slightly better connectivity to Jaypee Hospital.
