posted on 6 AprAmrapali nightmares: Green Valley vs Cloud Ville reality?
From my experience, Amrapali's name itself is a red flag, tbh. Green Valley is completed but resale values are suppressed. Cloud Ville seems too expensive for the location; is it worth almost 8cr? Is the ROI better than other projects? Honestly not sure. What are your thoughts?

I think Amrapali projects, even if 'completed', will always have lower resale value due to the brand name. Be very careful.
So, what's the consensus? Should we avoid both Green Valley and Cloud Ville?
U13, personally, I'd avoid them. Too much risk. Explore other options in Noida or Greater Noida.
U13, depends on your risk appetite and due diligence. But proceed with extreme caution.
What happened with the Supreme Court case regarding Amrapali? Did buyers get any relief?
Cloud Ville's location is good, close to the expressway. But 8 Cr? I'd rather invest in commercial property with guaranteed returns.
I heard Cloud Ville is being developed by a different builder now, after the Amrapali fiasco. Is that true? Has anyone verified this?
U20, that's a good question! Need to verify the current developer's credentials before even considering it.
U20, even if it's a new developer, the project's history is still a concern. Buyers will be wary.
Builder ne phir se possession date extend kar diya! Lol! This is a never-ending story.
Honestly, for 8 Cr, you have better options in Gurgaon or South Delhi. Noida is not worth that much, even in a prime location.
Cloud Ville's price is insane. Is it even selling? Koi toh buyer hoga jo itna paisa phenk raha hai?
U17, maybe NRIs? They sometimes don't do their research properly and get swayed by the 'luxury' tag.
Haan, NRI log easily phas jaate hain. They see fancy brochures and think everything is perfect.
Market is crazy right now. Interest rates are high, property prices are rising. Is this the right time to buy at all?
Amrapali is a big no. Their legacy is tainted. Even if Green Valley is complete, the stigma will always be there, affecting resale value.
Anyone checked the builder's other projects? Do they have a history of delays? That's usually a good indicator.
Don't just look at the builder's name, check the project's RERA registration and completion timelines. Also, visit the site and talk to existing residents.
Exactly! RERA is your best friend. Don't blindly trust what the builder says.
U14, good point. Site visit is crucial. Pictures can be misleading. Dekhna chahiye apna aankhon se.
I bought a flat in Noida Extension five years ago. Abhi tak registry nahi hui hai! These builders are all the same. Paisa lekar gayab ho jaate hain.
Cloud Ville is supposedly 'luxury'. But luxury ke naam pe kya de rahe hain? Sector 94 is a good location, but 8 Cr is steep. Check RERA registration details properly.
My uncle invested in Amrapali Dream Valley years ago. Still fighting for possession. Avoid Amrapali like the plague. I'd rather rent than buy from them.
Sector 150 is a good option. Lots of new projects coming up, and the metro line extension will boost prices. Check out Godrej Woods or ATS Pious Hideaways.
U11, sahi baat hai. Sector 150 used to be affordable. Ab toh sab kuch expensive ho gaya hai.
U10, agreed. Sector 150 has good potential. But prices have already gone up significantly in the last year.
Haan, Sector 150 is good, but traffic can be a pain during peak hours. Especially near the Pari Chowk area.
Amrapali? Run, don't walk! Green Valley is a ghost town, resale is a joke. 8 Cr for Cloud Ville? Bhai, you can get a villa in Greater Noida for that price. ROI is probably better elsewhere. Think sector 150 maybe?
Totally agree with U1. Amrapali ka naam sunte hi darr lagta hai. I lost money in their Sapphire project. Never again!
8 Cr for Cloud Ville seems excessive. What's the USP? Is it really that premium? What's the carpet area? Sector 75 mein bhi options hai, check karo.
Green Valley completed hai? Last I heard, still some towers pending. Possession mila kya kisi ko?
U4, mera ek dost rehta hai Green Valley mein. He's complaining about waterlogging during the rains. Be careful!
U5, high maintenance charges for incomplete amenities? That's Amrapali for you. Loot rahe hain!
Haan, some people got possession, but the common areas are still incomplete. Maintenance charges are high too.
