Small builders offer better carpet area, tbh.

Currently in a 2BHK in Sector 75, thinking of upgrading. Victory Ace looks nice, but is the price jump worth it? Adarsh Group Hindon Vihar is way cheaper. Has anyone compared carpet area? Heard small builders give more space. Also, possession status matters a lot to me. Is Victory Ace OC mil gaya? Adarsh Group ka kya scene hai? I'm confused. Help!

Ultimately, it depends on your budget and priorities. Carpet area is important, but so is location, build quality, and the builder's reputation. Good luck!

Check the builder's past projects. Visit the site and talk to current residents. That's the best way to get honest feedback.

Remember to check the diversion of land from agricultural to residential. Some builders bypass this leading to legal troubles later on.

Don't just focus on carpet area. Look at the layout too. A well-designed smaller apartment can feel bigger than a poorly designed larger one. I made that mistake once!

U10, 5500/sqft is a red flag, bhai. Kuch toh gadbad hai. Check the fine print. Hidden charges honge pakka.

Victory Ace ka OC toh mil gaya hai, I think. My friend booked there last year and got possession a few months back. But yeah, Adarsh Group... avoid at all costs. They delay projects like it's their hobby.

U4, agree on Adarsh. Their Hindon Vihar project looks tempting because of the price, but the delays are legendary. Meri ek relative ka paisa phasa hua hai wahan.

OC is a big deal! Without OC, the building is technically illegal. Check Noida Authority website before putting any money down.

Small builders usually cut corners on quality. Big brands charge more, but you get better construction and more amenities. Think long term, especially if you're upgrading.

I bought in Sector 150 three years ago. Carpet area was a huge factor for me. I went with a smaller builder then, and honestly, I regret it. The construction quality is terrible, and the amenities are non-existent. Pay a premium for a reputable builder; it's worth it.

Bhai Sector 75 mein toh congested ho gaya hai. But Adarsh Group… *shudders*. Have you checked their RERA record? Victory Ace is definitely pricier, but maybe worth it for peace of mind. Carpet area is a valid concern though.

Totally agree with U1. Adarsh Group ka naam suna toh darr lagta hai. Victory Ace is better but check the OC. OC nahi mila toh bank loan mein problem hoga.

Carpet area is a myth, yaar! Builders will quote super area and then give you a tiny apartment. Check the actual dimensions on the floor plan before you get excited. Victory Ace is decent, but overpriced for what it offers, IMO. Sector 75 is getting saturated.
