Finally bought in Noida, sharing some real talk

Okay I'll be honest -- Jaypee The Orchards looks great on paper, but the carpet area efficiency is kinda sus, right? Ajnara The Belvedere ka location sahi hai, but what about builder trust? Heard mixed reviews, tbh. Should I have gone with ready-to-move just for peace of mind? Maintenance charges kitna loot rahe hain, yaar! Change my mind. Is the investment worth it?

Be careful with Ajnara. They have multiple delayed projects in Noida Extension. Do your due diligence!

Last I checked, Sector 150 mein, it's around 7-8k per sqft depending on the builder and project.

U15, the new metro line extension is definitely driving up prices in Sector 150. Good location for future appreciation.

Don't just look at the carpet area on paper. Physically measure it yourself before finalizing. Builders are notorious for fudging the numbers.

Haan yaar, measuring tape lekar jaana is a must. They show you one thing on the sample flat and give you something totally different.

I bought in Jaypee Greens (Kensington Park) back in 2015. Possession took almost 3 years longer than promised. But now that I'm living here, I can't complain. The amenities are good, and the green spaces are a huge plus. Just be prepared for delays.

Bhai, I feel you! Jaypee The Orchards ka layout plan toh mast dikhta hai, but carpet area is a HUGE scam. I faced the same dilemma last year. Finally went with a resale in Sector 93A. Peace of mind is priceless yaar.

Ajnara The Belvedere... Location is prime, no doubt. But builder trust? Big question mark. Heard too many horror stories about delayed possessions. Ready-to-move is definitely safer, but you pay a premium. It's a tough call.

U2, you're spot on. My friend bought in Belvedere 5 years ago. Still waiting for the clubhouse to be fully functional! Maintenance charges are through the roof for what they offer.

Maintenance charges toh sab jagah loot rahe hain! Noida is notorious for that. Koi society mein transparency nahi hai.

True that! Sector 75 mein, they increased maintenance by 20% last year without any justification. We formed a resident's association to fight it.

U6, you're right. I live in Sector 137 and the maintenance charges are insane! We hardly get any services for what we pay.
