Ready possession is the only way to go in Noida now

Honestly not sure how people are still buying under-construction. I was looking last year, and the delays are insane. Ajnara The Belvedere looked good on paper, but so many rumors of delays made me nervous. My friend booked there and still waiting. I ended up in Amrapali Green Valley. It's ready to move, which was a huge plus. Carpet area is decent, not amazing, but at least I know what I'm getting. The price was okayish too. Registry was smooth, thankfully. Considering resale value now, I think a completed project is a safer bet in Noida. What are your thoughts? Anyone else regret going under-construction?

Has anyone looked at resale options in Sector 93? Any thoughts on the current market value there?

I think ready possession is a good option if you need a house urgently or are risk averse. Otherwise, under construction can be a good investment if you choose wisely.

I agree with U18. It depends on your risk appetite and timeline. Both have pros and cons.

Ultimately, it's a personal decision. Do your homework and choose what's best for you.

So, U1, are you planning to rent it out, or stay there yourself?

I was considering ATS Greens Village, but heard their completion timelines are also slipping. Anyone has info on that?

Check amenities completion before booking, I made that mistake. Paid for a clubhouse that's still under construction after 3 years!

The new metro line extension will definitely impact property prices in Noida. Keep an eye on that.

Noida is becoming too crowded. Thinking of investing in Greater Noida West instead. Prices are still relatively lower.

Prices are rising everywhere, whether it is ready to move in or under construction. It's getting hard to find something affordable.

Under construction offers better payment plans though. It's easier on the pocket.

True, but then you are paying rent AND EMIs if there are delays. Double whammy!

Which floor? Corner unit?

U4, I'm on the 12th floor, not a corner unit unfortunately.

Corner units usually have better ventilation and light. But they are more expensive.

Be careful — this builder has 3 delayed projects in Noida Extension. Do your research properly.

Ready to move is definitely safer, especially with all the legal hassles going on. Sector 150 ka avg rate 7k/sqft hai abhi for ready apartments.

j
jaspreet.gill3d ago

7k is a bit high, isn't it? I thought it was closer to 6.5k.

Sector 150 is premium location though, with all the sports facilities and green spaces. Worth the investment if you can afford it.

Mera bhi same experience tha 2 years ago. Ajnara was a nightmare. Ended up buying in Godrej Woods. A bit expensive, but worth the peace of mind.

Bhai, this builder ka track record bahut poor hai. Check RERA registration number before investing. Don't fall for glossy brochures.

s
sameer_khan_abc3d ago

Exactly! RERA website pe sab details mil jaati hai. Due diligence is key.

k
kamalsinha3d ago

RERA is helpful, but not a guarantee. I know someone who still hasn't got possession despite RERA orders.

s
saroj.yadav.20253d ago

True, RERA is just a formality for some builders. They just pay the fine and keep delaying.

I bought in Sector 75 three years ago under-construction. Still waiting for possession. Builder ne phir se date extend kar diya lol. Feeling so frustrated!

r
revathi.srinivasan3d ago

Sector 75 is notorious for delays. So many stalled projects there.

maya.jain.20243d ago

Have you tried filing a complaint with RERA, U11?

s
sumit.kapoor.20243d ago

U11, which project? Name and shame them! We need to create more awareness.

A
Aamir Khan3d ago

Totally agree yaar! Ready possession is the only way to go. Under-construction projects are a gamble in Noida. So many builders making false promises.

N
Nasir Qureshi3d ago

I kind of disagree. You miss out on the price appreciation if you buy ready to move. Risk toh hai, but reward bhi toh hai na?

R
Ritu Patel3d ago

Amrapali Green Valley... good choice! Possession mila kya on time? Heard mixed reviews about that project too.

rajeshgupta7893d ago

U3, my cousin also booked there. He's happy with the build quality, says it's decent for the price.

s
sakshi.m3d ago

Guys, Amrapali toh bankrupt ho gaya tha na? How are they still giving possessions?

p
preeti.desai3d ago

Haan, possession to mil gaya U3. Minor delays the, but nothing major. Registry bhi ho gaya smoothly.
