Ready to move is always better than under construction. Fight me.

Okay I'll be honest — I'm leaning towards ready-to-move flats only. Heard too many horror stories of possession delays. I'm looking at Noida mein Ajnara The Belvedere and Aims AMG Resi Complex 3. Aims AMG is completed, so that's a plus, right? But Belvedere looks nicer in pics, tbh. Is the risk of under-construction really worth it for potentially higher appreciation? My parents keep saying ready to move lo, peace of mind rahega. What's the real price difference after adding PLC and all that? And what about carpet area? Which one gives more usable space? Honestly not sure. Any thoughts from people who have invested in either? Ab samajh nahi aa raha. Hope this helps someone.

Ultimately, it's your call. Weigh the pros and cons carefully and choose what's best for you and your family.

Good luck with your property hunt! Noida mein ghar lena is a big decision.

For me, ready to move wins. Been there, done that with under construction. Never again!

Honestly, both are good options depending on your risk appetite. But do your due diligence! Check everything thoroughly.

Market conditions are changing rapidly. Interest rates are up, property prices are fluctuating. Think long term before investing.

Don't just rely on pictures and brochures. Visit both sites, talk to residents, and get a feel for the place.

So, what did you decide? Ready to move or under construction? Which one are you leaning towards now?

Belvedere ka location is prime, right on the main road. But that also means more noise and traffic. Aims AMG is a bit more secluded, I think.

U19, Haan, that's a good point. Noise is a big factor for me. Thanks for pointing that out!

What's the possession status of Ajnara The Belvedere currently? Anyone knows? Last I heard, there were still some pending approvals.

U20, That's what I'm saying! Always check the possession status and RERA records. Noida mein trust issues toh hai hi.

U20, Check their website or call their sales team. But don't trust everything they say! Verify with RERA.

Ready to move is good, but what about the potential appreciation? Under-construction properties usually appreciate more once they're completed. But it's a gamble, of course.

U11, Appreciation depends on the location, the builder's reputation, and the overall market conditions. Noida mein abhi rates are already quite high, so the appreciation might not be as significant as before.

U12, Exactly! And with the new Jewar airport coming up, some areas are seeing more appreciation than others. Sector 150 is booming!

Check the RERA registration number for Ajnara The Belvedere. See if there are any ongoing complaints or violations. That will give you a better idea of their track record.

My parents also suggested ready to move. Less stress, they said. But the interest rates on home loans are quite high right now, so that's something to consider too.

Does Aims AMG have all the amenities completed and functional? Swimming pool, gym, clubhouse... Check before you book. I made the mistake of assuming everything would be ready, and it wasn't!

p
purnima.deshmukh3d ago

U16, True that! I know someone who bought a flat and the clubhouse is still 'under construction' after 3 years!

riya.kumar.mumbai.7893d ago

U16, Good point! Amenities are a big factor. No point paying maintenance charges for things that don't exist.

A

PLC (Preferential Location Charges) can really add up in under-construction projects. And don't forget the hidden charges! Ready to move mein at least you know exactly what you're paying.

Carpet area is key! Builders often quote super area, which includes everything – walls, balcony, etc. Ask for the exact carpet area in both Aims AMG and Belvedere. That's the usable space you're actually getting.

I bought in Aims AMG Resi Complex 2 years back. Possession mila, no major issues. The build quality is decent, and the society is well-maintained. But yes, Belvedere ka exterior looks more premium. But looks aren't everything, right?

Ready to move is definitely less headache, I agree. Under construction mein toh you're basically at the builder's mercy. Ajnara The Belvedere ka location toh achha hai, but delayed projects ka naam suna hai. Aims AMG is safer, but aesthetically... hmm. Tough choice!

Bhai, I'd say go for ready to move. Peace of mind is priceless, especially in Noida. These builders are notorious for delays. Belvedere might look good in pics, but reality can be very different. Check the reviews carefully.

I invested in an under-construction property in Sector 75 five years ago. Still waiting for possession! Ready to move is definitely tempting. But the price difference can be significant. Did you check the current market rates for both?

U3, which project in Sector 75? Just curious, mera bhi ek friend ka phasa hua hai udhar.

U5, Supertech ka toh sabka same haal hai. They are masters of delay tactics. Stay strong!

U5, RERA complaint is the only way to go. Keep pushing them. Good luck!

U4, mine is Supertech. Don't even get me started. RERA mein complaint daal rakhi hai.
