Ready possession is the only way to go in Noida now.

Been looking at options since the kids have moved out. Don't need such a big place anymore. Resale of our existing property is almost final, so I'm seriously considering ready-to-move flats. Saw Jaypee The Orchards and Victory Ace. Orchards felt a bit overpriced tbh, even though it's complete. Victory Ace is more in my budget. But the maintenance charges quoted were different from what I saw online. Has anyone else faced this? Is the carpet area efficiency actually better in Victory Ace compared to Orchards, considering the price difference? Am I the only one prioritizing low maintenance costs over everything else?

Check the completion certificate before you put down any money! That's the most important thing.

Have you considered resale options in ATS Greens Village? They're usually well-maintained.

My friend bought in Victory Ace last year. He's happy with it. But he did say the finishing wasn't top-notch.

Sector 150 mein bhi check karo. New projects aa rahe hai. But prices are high.

Good point on the parking costs. Will definitely check that. Also, resale value is important, but honestly, I'm tired of dealing with tenants. I just want peace and quiet.

Possession mila kya, Victory Ace mein? Seen some complaints about delays online.

U17, that's what I'm worried about too! Ready possession ka bhi kya guarantee hai these days?

I bought in Sector 137 three years ago. Prices have almost doubled since then! Ready possession was a good decision.

Don't forget to factor in parking costs! That can add up significantly over time.

Jaypee The Orchards is definitely overpriced, considering its age. But the location is prime. Depends on your priorities, I guess.

Maintenance charges are a big scam! They quote one thing, then increase it every year. Ask for a detailed breakdown of what's included.

U12, Exactly! I'm fighting with my society right now over this.

Totally agree! Ready possession is the only peace of mind these days. Too many horror stories of delayed projects. Victory Ace is good, but definitely double-check the maintenance charges. They always try to sneak in extra costs.

Haan exactly, Noida mein yahi problem hai. They show you one thing, and then after possession...surprise!

Victory Ace is decent. But carpet area efficiency in Jaypee is generally better, even if it's older. Check the actual measurements, don't just go by what they tell you.

Low maintenance is key! I'm with you on that. But also consider the resale value later. Which sector is Victory Ace in? That makes a big difference.

Sector 143, near the metro station. Connectivity is good.
