Noida property: Ready vs. Under-construction – risk sahi hai?

Amrapali Green Valley toh ready possession hai, but Purvanchal Silver Estate is still under construction. I work in real estate, I know the delays. Is the lower price worth the risk? Kya Green Valley mein resale better rahega? Honestly not sure which one to choose. Koi advice?

Did you visit both sites? Sometimes a site visit can give you a better feel for the project and the builder's progress.

I agree with U4, ready possession is always better in Noida. Too many trust issues with builders here.

Thanks everyone for the advice! I think I'm leaning towards Green Valley now. Will do another site visit and check the RERA details carefully. Will update you all!

Sector 150 ka avg rate 7k/sqft hai abhi. Silver Estate mein kya rate mil raha hai?

I'd personally lean towards Green Valley. Less headache, ready to move in. Time is money!

Be careful with Purvanchal – I've heard they often change the floor plan after booking. Check the fine print!

Green Valley is a safer bet if you are looking for quick returns through resale.

Think long term. Are you planning to live there, or just invest? If you're living there, Green Valley makes more sense.

Noida mein property rates are skyrocketing, especially with the new metro line extension. Green Valley might be a safer bet for quick resale if you need the money later.

Green Valley mein maintenance charges kya hai? Sometimes ready possession properties have higher maintenance costs.

Honestly, if you're risk-averse, go for ready possession. The peace of mind is worth the extra cost.

Don't just look at the price. Factor in the cost of renting while you wait for possession in Purvanchal. That adds up!

Silver Estate ka location kya hai? Sector 150 ke paas hai toh maybe worth considering for future appreciation.

Green Valley mein which sector? And what floor are you looking at? That makes a big difference in resale value.

I bought in Sector 75 three years ago when it was under construction. Big mistake. Abhi tak registry nahi hui hai! Never again.

RERA registration number check karo for both projects. See if there are any pending complaints or violations.

Purvanchal Silver Estate mein amenities completion status kya hai? Swimming pool, clubhouse, gardens… sab ban gaya hai kya?

Good point! Often they promise everything in the brochure, but deliver half-baked amenities.

Bhai, Green Valley is ready, that's a big plus. Under-construction mein toh you never know kab milega possession. But Purvanchal is a decent builder, right?

Decent? Their past record is not that great. I've heard stories of delayed projects in Greater Noida West.

Lower price is tempting, but think about the stress of dealing with delays. Peace of mind is important, yaar.
