Noida property buyers -- any regrets or pleasant surprises?

₹70 lakh budget, looking for a 2BHK. I work in real estate, so I see the super area vs carpet area games. Honestly not sure about Unitech Group after hearing about Unitech Exquisite's possession delays. What are your experiences? Anyone dealt with hidden charges from them? I'm also considering resale value 5 years down the line. Should I avoid projects with bad reputations even if the price is tempting? Any insights would be great. Thanks!
