Gayatri Vatika vs. Sai Upvan: Actual costs AFTER possession!

Looking at Gayatri Vatika and Sai Upvan in Noida. Both seem affordable initially, but what about hidden costs after you move in? I'm hearing maintenance charges in some societies are insane – like ₹3-4 per sqft. Anyone living in either project who can share their actual maintenance bills? Also, what about parking? Is it assigned, or a free-for-all? My biggest fear is getting stuck with unexpected expenses. Sai Upvan looks cheaper upfront, but is the construction quality good enough to avoid constant repairs later? Gayatri Vatika is completed, but are there any major issues with the RWA or amenities? Honestly not sure which way to lean; want the best value for my money in the long run. What are your experiences?
