Noida property buyers: regret any builder choices?

Finally fed up of renting, landlord ne phir rent badha diya. Socha Noida mein finally invest kar loon. I'm looking at Unitech Exquisite. Has anyone had experience with Unitech Group? I've heard mixed reviews, especially about delays. Construction quality kaisi hai actually? Matlab, plaster cracks wagera toh nahi aate na after possession? I'm hearing horror stories about hidden charges too. PLC aur EDC ke naam pe possession ke time pe loot lete hain kya? Is it worth the risk, ya should I look elsewhere? Any insights on resale value in 5 years? Honestly not sure which builder to trust. Kya kisi ko pata hai? Should I just stick to renting? EMI vs rent math is killing me.
