Ashtech Presidential Towers - Worth the hype?

Hey guys, has anyone looked into Ashtech Presidential Towers in Noida Extension? I saw a video of their 4BHK, and the 12 ft ceilings look amazing. 3595 sqft seems pretty spacious. The price starts at 2.61 Cr, which is a bit steep. Is the location in Sector 12 really that well-connected? Anyone have firsthand experience with the builder or the area? What are your honest opinions on this project?
