6 months at Emaar The Privilege – amenities reality check
₹1.8 Cr for a 3BHK at Emaar The Privilege, Sector 102 – I thought I was buying into a premium lifestyle, not just bricks. Possession ko 6 mahine ho gaye hain, aur amenities ka haal dekh ke dimaag kharab ho gaya hai. Brochure mein jo world-class clubhouse aur sports facilities dikhaye the, woh abhi bhi under-construction lagte hain, ya phir bas naam ke hain. Tenant attraction ke liye yeh sab bohot matter karta hai, yaar. I've seen this pattern before, builders promise the moon, deliver a pebble. Yeh 'ghost facilities' future resale value pe kitna impact karengi? Maintenance charges toh poore le rahe hain, but service quality is pathetic. Is this normal for Gurugram high-rises? Kisi aur ne bhi face kiya hai yeh Emaar mein? Kya karein, RWA se baat karke ya wait karein?

U1, I'm a bit confused. Emaar The Privilege was completed and got possession way back in August 2019. Aap 6 mahine pehle possession ki baat kar rahe ho, did you buy it on resale or something? Because if you bought it from the builder in 2019, amenities should have been fully functional by now. My cousin lives nearby in Basai, and they faced similar issues with another builder, but Emaar is generally better with final delivery, though sometimes delayed.
Haan U6, you're right. 2019 ki possession date hai. Maybe U1 bought it recently on resale and the previous owner didn't highlight this? Gurugram ke current market mein, buyers are very particular about amenities, especially
2019! That's a huge difference. Is this common practice for builders to drag amenity completion for so long after RERA possession?
Wait, 1.8 Cr for a 3BHK at Emaar The Privilege? That sounds unusually low for that project and location. Are you sure it was a 3BHK or maybe a 2BHK? Actual price range toh 2.0 Cr se 3.8 Cr tak hai as far as I know.
Bhai, totally feel your pain! Yeh builders ka common tactic hai. Mere friend ne bhi Sector 83 mein ek project mein liya tha, same story. Brochure mein swimming pool Olympic size ka dikhta hai, reality mein ek tub hota hai. Resale value toh definitely hit hoti hai aise mein.
Sahi kaha U2. Meri ek relative ne Airport Road (Gurgaon side) pe ek project mein liya tha, wahan bhi clubhouse 3 saal baad operational hua. Tab tak maintenance poora lete rahe. Yeh 'ghost amenities' market mein reputation kharab karti hain.
Exactly! But U1, aapne 6 mahine pehle possession liya hai? Emaar The Privilege toh kaafi pehle complete ho gaya tha na?
