Noida projects: Hark Sai Group vs Earth Towne, which one?

I work in real estate but buying for myself is different. Hark Sai Group is cheaper, but Earth Towne mein carpet area better lag raha hai. Possession status bhi Earth Towne ka ongoing hai toh risk hai. Which would you pick for long-term appreciation? What are your thoughts?
