Parsvnath Srishti: Hidden charges that killed my budget!

Did a site visit to Parsvnath Srishti last month. Seriously considering it for the kids' school admission convenience. But the hidden charges! They quoted one price, but then PLC and EDC charges added like crazy during booking. My wife's priority is a safe area, but this is pushing my EMI way up. Has anyone else faced this with Parsvnath? What did you negotiate? Honestly not sure if it's worth the hassle. Should I just look elsewhere?
