Looking at Vihaan 107 and Cosmos Shivalik Homes. Ready to move is key, so that's a plus for both. From my experience, carpet area efficiency matters more than advertised rates. Anyone compared the actual usable space in these two? Also, resale value after 5 years – which has better potential?
