Finally buying in Noida, scared of making a mistake!

Okay I'll be honest — I'm super confused between Cosmos Shivalik Homes and PKS Town Central. Shivalik is cheaper, but *ready* bhi hai kya? PKS is ready to move, which is a plus, but is it worth the extra cost? Heard registry mein issues aa rahe hain in some societies. Also, carpet area efficiency matters a lot. Which one gives more actual usable space? My parents keep saying location is everything. Koi advice do yaar? Need help deciding! Any opinions?
