ETA-2 Greater Noida: Good location now?

This video on the ETA-2 revival project (IVY County by County Group) mentions it's well-connected. They talk about expressway access and being close to the metro. I'm looking at projects in that area. How's the actual commute to Delhi or Noida Sec 18? Are schools and hospitals really close by? The video makes it sound amazing, but what's the real story on the ground? Anyone live nearby and can share their experience?
