First property in Noida - confused between two!

Was supposed to decide by last month but ab samajh nahi aa raha. I'm looking at Shubhkamna Apartments and Jaypee Boomerang Residencess. Boomerang is ready to move, sahi hai, but the price is crazy high. Shubhkamna ka builder reputation kaisa hai? Carpet area efficiency matters a lot since I work from home. Also, 5-year appreciation potential is important. Which one would you recommend for a family moving in? Honestly not sure.
