I work in real estate, but buying for myself is a different beast. I'm torn between Jaypee Boomerang Residencess and Purvanchal Sanchar Vihar. Boomerang is ready to move, which is tempting to avoid possession delays. But that price! Is it worth almost 6cr? Sanchar Vihar, on the other hand, is way more affordable, around 43L, but under construction. What's the real carpet area efficiency in Sanchar Vihar? I've heard builders play super area vs carpet area games. Anyone know the actual maintenance charges for Boomerang? That can really add up. What are your thoughts on long-term appreciation for both? Am I missing something obvious?

Sanchar Vihar... isn't that near Pari Chowk? Connectivity is good there, but construction quality can be hit or miss. Have you visited the site? Dekha kya model apartment?
6Cr for Boomerang? Bhai, are you sure? That's insane! Sanchar Vihar is definitely more budget-friendly. But yeah, builders and their 'super area' shenanigans... always double-check the carpet area.
Boomerang is ready to move, that's a huge plus. Peace of mind is worth something. But 6Cr is steep. What's the resale value like in that area? Anyone know?
