Landlord ne phir rent badha diya, socha EMI hi better hai. I'm looking at Shivkala Apartment vs The 3C Lotus Panache. Panache mein amenities zyada hain, but Shivkala is slightly within budget. Carpet area efficiency mein kaunsa better hai, kisi ko pata hai? Also, resale value wise, which one would be a safer bet for long term ROI? Confused, help me decide!

Rising interest rates are also a factor. EMI will be higher now than it was a year ago.
Check the floor plan carefully. Some units have weird layouts.
Whatever you decide, get a home inspection done before you move in. It's worth the investment.
So, what did you decide? Shivkala or Panache?
I would personally prefer Shivkala for the long term. Less hype, more substance. But that's just my opinion.

Don't forget to check the builder's financial health. Some builders are heavily indebted.

Circle rates are usually lower than market rates. Check property portals for actual transaction prices.
My friend bought in Panache 2 years ago. He's happy with the location and the amenities, but he complains about the high maintenance charges.
Bhai, before deciding, compare the per sq ft rate for both. And don't forget to factor in parking charges and other hidden costs.

Resale value wise, both are decent bets in the long run, especially with the Jewar airport coming up. But Panache might have a slight edge because of the amenities.
Don't just look at amenities, look at the construction quality too. I know someone who bought in Panache and is facing seepage issues already!
Seepage is a common problem in Noida flats, unfortunately. Proper waterproofing is essential.
I bought in Shivkala a few years back. Location is good, peaceful. But yeah, amenities are basic. However, maintenance is also less.
EMI is better than rent any day! At least you're building equity. Check RERA registration for both projects before you finalize anything.
Carpet area efficiency is usually better in older constructions like Shivkala. New projects like Panache have lots of 'super area' fluff.
Bhai, rent is a killer! I feel you. Shivkala vs. Lotus Panache is a tough one. Panache definitely has more bling, but Shivkala is more established. Carpet area efficiency ke liye, site visit karke hi pata chalega.
