Since the kids have moved out, I'm looking to sell our big house and downsize to a flat in Noida. Want something manageable, you know? Been checking out Purvanchal Sanchar Vihar. Price looks decent, but carpet area is my main concern. Is it really worth what they're asking? Honestly not sure. Also saw Shubhkamna Apartments mentioned somewhere but couldn't find much info. Anyone know if they are even worth considering, or are they too old now? My biggest worry is maintenance costs, so which one's easier on the pocket long term? Any thoughts on resale value down the line, too? Want something that won't be a headache later.

One thing I learned the hard way: Check the amenities completion status before booking. I made that mistake, and the swimming pool is still not ready after 3 years!
Maintenance charges are a killer. Ask for a detailed breakdown of the charges before you commit. Some societies have hidden costs.
I heard the new metro line extension is going to boost property values in certain sectors. Might be worth looking into areas that will benefit from that.
Don't just look at the price per square foot. Look at the overall cost, including parking, club membership, etc. They add up quickly!
My parents also downsized a few years back. They chose a builder with a good reputation, even if it was slightly more expensive. Peace of mind is worth it.
So, did you decide on anything yet, auntyji? Which project are you leaning towards?
Honestly, with the way property rates are going up, buying anything now feels like a huge risk. But renting is also expensive! Kya karein?
My friend sold his flat in Sector 44 last year. He got a pretty good price, but it took him almost six months to find a buyer. Resale can be slow.
Check the builder's track record carefully. Some of them have so many delayed projects, it's unbelievable.
Sector 150 is good for investment, but maybe not ideal for downsizing and settling down. Too much construction still happening.
Be careful with the 'decent' price. Noida Extension mein bahut projects hain with low prices, but possession is a nightmare. RERA registration number check karo before anything else.
True that! RERA is your best friend in Noida. Don't even think about anything without it.
I bought in Sector 121 three years ago. It was okay at first, but now the construction noise is driving me crazy. Think about the surroundings too, not just the flat itself.
Shubhkamna... that's really old. I wouldn't touch it with a barge pole. Too much risk of structural issues.
What's your budget, auntyji? That will help narrow down the options. Also, which floor are you looking for? Corner unit?
Budget is key! And what's your preferred sector? Noida is huge!
Maintenance is a big concern, especially in older societies. My cousin lives in Sector 15 and pays a bomb just for upkeep. Are you looking at resale value or staying long-term? That makes a big difference.
Exactly! Staying long term is a different ballgame altogether. You need to factor in things like community, amenities, etc.
Haan bhai, resale value is important but peace of mind bhi toh chahiye na?
Have you considered Sector 75? There are some good options there, and the metro connectivity is a plus.
Purvanchal Sanchar Vihar... hmmm... I know someone who booked there a while back. Let me ask about their experience with the builder.
Carpet area is always a scam! Always measure it yourself before paying anything. Builders will say anything to sell.
Auntyji, I feel you! Noida mein flat dhundna is a real headache. Purvanchal Sanchar Vihar is okay-ish, but carpet area is definitely smaller than what they claim. Double check before you commit.
Shubhkamna Apartments? Woh toh bahut purana project hai. Maintenance will be a killer, I think. Resale value bhi utna nahi milega.
