Fed up of renting, landlord raised rent again! Finally taking the plunge and buying something in Noida. I'm looking at Jaypee Boomerang Residencess. Ready to move toh hai, but the price is pretty high, almost 6cr! On the other hand, Shubhkamna Apartments are cheaper, but not sure about the builder ka track record. Also, carpet area efficiency is important for me, I don't want to waste space. Jaypee claims luxury amenities, but are they actually useful or just show-off? Which one would you pick if you were in my position? Any thoughts on which will give better ROI in the long run? Batao yaar, I'm so confused! What does the community think?

Don't just look at the initial price. Factor in maintenance charges, property tax, and other hidden costs. These can add up!
Ultimately, it depends on what you prioritize. If location and quality are paramount, Boomerang. If budget is a major constraint, then Shubhkamna, but do your due diligence!

I think the new metro line extension will impact property prices in Noida. Keep that in mind when considering ROI.
My friend bought in Shubhkamna a few years ago. Still waiting for possession! Builder ne phir se date extend kar diya lol.
Check amenities completion before booking in Boomerang. I made that mistake in another project. They promised a clubhouse, but it's still under construction!

Have you considered resale options in older sectors like Sector 50 or Sector 51? You might get more for your money.

Completion certificate is important, but also check for occupancy certificate. That's even more crucial!
Shubhkamna ka track record is not good, I've heard. Boomerang, despite the price, is in a better location and the construction quality is probably better. But 6cr... ouch.
Sector 150 mein dekh rahe ho? Avg rate 7k/sqft hai abhi. Boomerang is probably higher because of the 'Jaypee' tag.
Don't get blinded by the brand name. Look at the carpet area efficiency. That's where you actually live! I saw a 3BHK in Boomerang, and the carpet area was surprisingly small for the quoted size.
Which floor are you looking at in Boomerang? Corner units usually command a premium.

Totally agree with U1. 6cr is crazy! Check out ATS Greens Village in Sector 93A. Ready to move, better builder reputation, and you might find something within your budget.

I bought in Jaypee Greens (Kensington Park) 5 years ago. They promised so much, but the maintenance is a nightmare! Swimming pool is always dirty, and the gym equipment is broken. Don't fall for the 'luxury' trap.
Exactly! Mera bhi same experience tha 2 years ago. They show you fancy brochures, but the reality is very different.
