Just moved into Parsvnath Prestige. Possession was smooth, unlike what I hear about under-construction projects. Seeing the carpet area now, feels much better value than Lotus Panache despite the higher initial price tag there. Anyone else feel Prestige offers better usable space per rupee? Worried about long-term maintenance in Panache. Is the PLC worth it for the 'luxury' tag? Should I have considered Panache more seriously? Has anyone else faced this dilemma?

Prestige offers better usable space per rupee, I agree. Panache is all show.
Panache's location is good, but Prestige is closer to the expressway. That's a big plus for daily commuters.
Ultimately, it boils down to your priorities. If you value usable space and timely possession, Prestige is probably the better choice. If you want fancy amenities and are willing to take a risk, then Panache might be worth considering.
I think OP made the right decision. Peace of mind is worth more than any 'luxury' tag.

PLC is a joke! They charge extra for everything these days. Facing, floor, view... sabke paise lete hain.
Be careful — Lotus group has a few delayed projects in Noida. Do your research before investing. Don't just go by the marketing hype.

U15 is right. Dil se puchho, are you comfortable with the risk? If not, better to stick with a safer option.

I bought in Sector 93A three years ago. Best decision ever! The connectivity is amazing. Easy access to Delhi and Greater Noida.
Check amenities completion before booking. I made that mistake in another project. Promised a lot, delivered very little.
Sector 150 mein rates bohot badh gaye hain! New metro line ka effect hai. If you're looking to invest, now might be a good time.
Don't get swayed by the 'luxury' tag. Check the build quality. I know someone who bought in a 'luxury' apartment and the fittings were cheap. Total waste of money.
Parsvnath Prestige is an older project. Maintenance charges kya hain? That's a big factor to consider. Old buildings often have higher maintenance costs.
U12, good point! Maintenance charges are something people often overlook. Find out the current rate and if there are any planned increases.
U12, I live in Prestige. Maintenance is around Rs. 3/sqft. Not too bad, but it's been steadily increasing over the years.
Builder ne phir se date extend kar diya lol. This is Noida, folks. Expect delays. Always factor that in when calculating ROI.
PLC is a total scam, bhai. They charge extra for 'prime' locations that aren't even that prime. Just a way to milk more money out of you. I'd stick with Prestige.
I also considered Lotus Panache. The swimming pool looked amazing. But then I read about the delays in their other projects. Scared me off. Anyone know the current possession status?
Last I heard, it's still delayed. Check RERA registration number UP RERA website for the latest updates. Don't trust what the builder tells you!
U4, swimming pool toh baad mein bhi ban jaata hai, bhai. Pehle ghar toh mil jaaye time pe!
U5 is right, RERA is your best friend. Verify everything before investing. I learnt that the hard way.
U4, which tower were you looking at? Some towers are further along than others.
Mera bhi same experience tha 2 years ago. I was torn between Jaypee Greens and ATS. Ultimately went with ATS because of the on-time delivery. No regrets!
Parsvnath Prestige is solid, no doubt. Panache's brochure is definitely tempting, but builder reputation matters. Heard mixed things. Usable space is key, especially in Noida where everything feels cramped. Good call!
Totally agree yaar! Brochure mein toh sab fancy dikhta hai. But at the end of the day, carpet area and timely possession are what matter. Prestige ka location bhi better hai, I think.
