Okay I'll be honest, Pratishtha Homes 62 seems crazy expensive compared to Purvanchal Sanchar Vihar. But it's ready to move. I'm based in Dubai, can't do site visits easily. Is the carpet area actually bigger in Pratishtha to justify the price? Or am I paying for the 'ready' tag? Change my mind.

Ultimately, it boils down to your priorities. Ready-to-move vs. price. Location vs. size. Weigh them and decide.
So, U1, what did you decide to do? Did you go for it or are you still looking?
Remember to factor in the current market conditions. Interest rates are rising, so buying sooner might be better in the long run.
Check amenities completion before booking, I made that mistake in another project. They promised swimming pool, gym, everything... still waiting after 3 years!
Be careful — this builder has 3 delayed projects in Greater Noida West. Do your due diligence!
What's the possession status of Pratishtha Homes 62 exactly? Has everyone received possession?
I think the 'ready' tag and the location are driving the price. Carpet area might be slightly bigger, but not significantly enough to justify the entire difference.
Thanks for the insights everyone! Really helpful. I'll check the RERA details and compare amenities closely. This helped me think clearly.
Aaj kal rate toh waise bhi badh rahe hain. If you like it and can afford it, go for it. Waiting might cost you more.
Pratishtha Homes 62 is definitely on the higher side. Sector 150 mein you can get bigger apartments for the same price, but under construction hai. Depends on your risk appetite.
Don't forget the maintenance charges! Ready-to-move projects often have higher maintenance.
True that! Maintenance can be a killer. Negotiate it upfront.
Also, find out what all is included in the maintenance charges. Some builders charge extra for everything!
I would say it's overpriced. But then again, everything in Noida is overpriced these days!
Totally agree yaar! Property rates are insane.
RERA registration number kya hai Pratishtha Homes ka? Anyone have it handy?
I heard they are charging a hefty premium for floor rise. Is it true?
Absolutely true. Floor rise, park facing, corner unit... sabke paise lete hain!
That's normal practice yaar. Every builder does that.
Mera bhi same experience tha 2 years ago. Was considering a ready-to-move vs under-construction. Ended up paying the premium for ready-to-move and haven't regretted it. The stress of delays is not worth it.
Purvanchal Sanchar Vihar is resale, right? So you need to factor in transfer charges and other hidden costs. Pratishtha is direct from builder, less hassle.
Ready to move is a HUGE advantage these days. So many projects delayed. Peace of mind ki ghar toh mil jayega.
Don't just look at carpet area. Check the build quality. Pratishtha is known for good construction. Plus, amenities compare karo. Sanchar Vihar is old.
Haan exactly, Noida mein yahi problem hai. Old societies have better location, but new ones have better amenities and construction.
Build quality is subjective. I've seen some shoddy work in 'reputed' projects too. Always get it inspected.
Sector 62 has amazing connectivity. Metro station right there. That's worth something, right?

Bhai, you're paying for the 'ready' tag and the location. Sector 62 is prime. Sanchar Vihar is... well, not so much. Check RERA for carpet area info.
