I'm seeing Purvanchal Sanchar Vihar advertised heavily. Price looks decent, but it's under construction, right? Honestly, I'm wary of delays. I work in real estate, aur builder promises... well, you know. Shubhkamna Apartments mein at least you get what you see. Anyone compared the carpet area between these two? I'm wondering if the lower price of Purvanchal is worth the risk vs ready-to-move Shubhkamna. Tell me your experiences, guys. What are your thoughts?

Honestly, with the way interest rates are going up, ready possession makes even more sense now.

Update: Just spoke to my cousin. He still hasn't got possession. They're promising it in the next 3 months, but he's not holding his breath. He's considering legal action.
The new metro line extension might affect property prices in that area soon. Something to consider for long-term investment.
Builder ne phir se date extend kar diya lol. This is why I'm scared of under construction.

If you're going for Purvanchal, get EVERYTHING in writing. Payment schedule, penalty clauses for delays, everything.
I think Purvanchal Sanchar Vihar is in Sector Chi V. That area is developing fast, but infrastructure is still a bit patchy. Keep that in mind.
Shubhkamna is good but old. You might have maintenance issues later. Purvanchal is new, but with all these delays... tough choice.

Don't just look at the advertised price. Check the hidden charges! Parking, club membership, all that adds up.
RERA registration number check karo first! That will give you some idea about the project's progress and builder's compliance.
Sector 150 ka avg rate 7k/sqft hai abhi. Purvanchal is probably around 5.5-6k. Big difference, but think long term.

I bought in Shubhkamna Apartments 3 years ago. No regrets! Old construction, but solid and well-maintained. Carpet area is decent too. Check the resale market, you might find a good deal.
