I'm based in Dubai and trying to invest in Noida. I'm looking at Shubhkamna Masters Villas and Shubhkamna Apartments. Masters Villas toh ready to move hai, but it's also significantly more expensive. Carpet area kitna milta hai in each? Honestly can't do a site inspection myself right now. Is the extra cost of Masters Villas worth it for the ready possession and avoiding construction risk? Or should I take the gamble with the Apartments? Need a property manager eventually. Rental potential kya rahega dono mein? Which one would attract better tenants, considering I'm not even there to manage things? Koi power of attorney bhi lagta hai kya for all this? So much confusion!

Masters Villas are definitely more expensive, but the peace of mind of ready possession is worth something, especially from Dubai. But carpet area is key. Anyone knows the actual carpet area for a 3BHK there? I've heard builders inflate those numbers a lot.
Rental potential will be higher in Masters Villas, no doubt. Families prefer ready-to-move. Apartments mein tenants dhundna mushkil ho sakta hai, especially if construction is still going on. But the price difference is significant...
U3, sahi bol rahe ho. Ready possession ka apna value hai. But check the maintenance charges in Masters Villas, those can be hefty! Also, which sector are we talking about? Sector 150 or some other location?
I invested in Shubhkamna a few years back. Big mistake! They promised the moon, but delivery was delayed by almost 2 years. Avoid at all costs! Unless you have plenty of time and patience.
POA (Power of Attorney) will definitely be required if you're not here to manage the property yourself. You'll need someone trustworthy to handle the paperwork and rent collection. Lawyers in Noida are easily available for this.
Shubhkamna? Bhai, are you sure about this builder? Their track record isn't the best. Do your research properly before investing your hard-earned money.
