Kids have moved out; don't need such a big place anymore. Parsvnath Prestige is ready, but Sam Palm Grove is under construction. Is the risk of delay worth it for Palm Grove? Which has lower maintenance costs?

Ultimately, it boils down to risk vs. reward. Ready possession vs. potential future gains. I'd personally lean towards Palm Grove if the financial check comes out clean, but that's just me.

I heard Sam India (the builder behind Palm Grove) is facing some financial issues. Someone told me they saw it on Moneycontrol. Check it out before investing.

RERA website pe jao, sab details mil jayega. Project status, approvals, everything. Don't rely on hearsay.

True U3. Amenities are important. Parsvnath Prestige mein park and clubhouse are already functional. Palm Grove ka pata nahi, will have to visit the site again.
Parsvnath's construction quality is questionable. My cousin bought a flat in their project near Knowledge Park, and he's been regretting it ever since. Constant seepage and poor finishing.
What about the resale value? Which one has better potential for appreciation in the long run? Sector 150 is booming, but Palm Grove is closer to the expressway...
Sector 150 is definitely the place to be right now. The new Jewar airport is driving up prices. But Palm Grove's connectivity is also good. Tough call.
Guys, remember the new metro line extension plans? Check which project benefits more from that. That's a key factor for future appreciation.
Metro line toh long term game hai. Abhi toh rates waise bhi high chal rahe hai. I think it's a good time to sell, not buy.

3.5? That's insane! My friend in Sector 137 pays only 2.2. Maybe you should raise the issue with the RWA.
RWA kuch nahi karta bhai. Sab mile hue hai. You have to fight your own battles.
I invested in Sam Palm Grove 2 years ago. They promised possession by Dec 2023. Abhi tak toh kuch nahi hua. Feeling cheated, yaar.

Parsvnath Prestige toh ready hai, sahi baat hai. But Sam Palm Grove ka location better hai, near Pari Chowk. Worth the risk? Depends on your risk appetite, I guess. Maintenance ka toh dono ka pata karna padega.
Bhai, don't even consider Parsvnath. Their reputation is in the gutter. Sam Palm Grove is a safer bet, even with the construction risk. Check their RERA registration details first though.
Ready possession is always tempting, especially after all the builder horror stories we hear. But U2 is right, Parsvnath has a bad rep. What's the price difference between the two, OP?
Price difference is negligible. Palm Grove is slightly cheaper on paper, but ready to move in Prestige has other costs associated with it. I am more concerned about maintenance cost and future appreciation.
Maintenance costs are usually higher in older societies, U4. Prestige might have higher costs initially due to wear and tear. But check the actual numbers with current residents before deciding. I live in Sector 75, maintenance is killing me!
