Okay I'm stressing. Jaypee Boomerang is ready, but that price! Pratishtha Homes 62 seems cheaper initially. Is the carpet area difference worth the extra crore? My wife's priority is a safe society. Anyone compared these two for kids' school admission proximity? Need advice!

I'd personally lean towards Pratishtha given the metro proximity and relatively cleaner record. But do your due diligence!
U2, yes I checked. Completion certificate is there, but still... I'm hesitant.
Safe society is paramount, especially for families. Visit both sites during different times of the day and see for yourself.
Market is crazy right now! Rates are going up every month. If you like something, don't wait too long.
Boomerang has better connectivity to Delhi, if that's a factor for you.

Don't forget to factor in the stamp duty and registration charges. That's another big expense.
I think ultimately it comes down to your risk appetite. Jaypee is a known devil, Pratishtha is relatively unknown. Both have their pros and cons.
Pratishtha Homes 62... isn't that near the metro line extension? That could be a plus point in the long run.
Yes, it is! That's a HUGE plus. Metro connectivity is a game changer in Noida.
Bhai, I've heard horror stories about Jaypee's maintenance charges. They're exorbitant! Check that also.
One crore extra for Boomerang... are you sure it's worth it? What are the amenities like? Is the construction quality significantly better? Don't just go by the brand name.
My cousin lives in a Pratishtha project. He's happy with the construction quality, but the maintenance is a bit slow.
Jaypee ka reputation toh... you know. Delayed projects galore. Pratishtha is relatively new, but at least they seem to be delivering. Risky either way, honestly.

School proximity is a good point. Sector 62 has some decent schools, but Boomerang is closer to some of the bigger ones in Sector 132. Depends on your budget and preferences.
I bought in Sector 75 three years ago. Rates have almost doubled since then! Noida is booming. But be very careful with these builders. Read the fine print!
RERA registration number check karo dono ka. See if there are any complaints already registered. That will give you a good idea.

Don't just look at the carpet area, look at the usable area. Some builders are masters of showing big 'carpet area' which includes balcony, walls etc. Check the super area carefully.
