Parsvnath Prestige vs Shubhkamna Apartments... I work in real estate, so I know what builders don't tell you. I'm looking at both these Noida options. Parsvnath is completed, which is a plus, but are you really paying a premium just for OC? Is it worth it? Shubhkamna Apartments, I know less about. Carpet area efficiency in Parsvnath...kya scene hai? Heard super area vs carpet area games are strong there. Honestly not sure which way to go. Has anyone lived in either? What's the real maintenance like? And resale value, 5 saal baad, which one will appreciate more? Any insights are welcome, bhaiyon!

Remember to factor in stamp duty and registration charges. That's another significant cost.
So, what did you decide, OP? Parsvnath or Shubhkamna? Or something else entirely?
My two cents: Visit both properties multiple times, at different times of the day. Talk to existing residents. That's the best way to get a real feel for the place.
Possession mila kya, U1? If yes, then at least you can see what you're getting. Under construction is always a gamble.
Haan, possession is available in Parsvnath Prestige. That's the main draw for me.
I think Parsvnath Prestige is a decent option if you can negotiate the price down significantly. The location is prime. Just be aware of the carpet area issue.
Shubhkamna Apartments...sounds like a lottery scheme name lol. Be very careful before investing.
I'd say go for the completed project, but only if you're planning to live in it. Investment-wise, you might get better returns elsewhere.
Honestly, with property rates going up like crazy, even an overpriced completed project might be a better bet than waiting for an under-construction one. At least you can rent it out immediately.
Don't forget to factor in the cost of interior work. That can easily add another 10-15% to the overall cost. Especially if you're buying a bare shell apartment.
Parsvnath Prestige resale value? Depends on the floor and view. Higher floors with a good view will always command a premium.
Check the reviews online for both builders. Propmyna itself has some reviews. Don't just rely on hearsay.
Sector 150 is booming right now. Have you considered looking there? New projects, better amenities, and potentially higher appreciation.
5 saal baad? Depends on the metro extension and overall development in the sector. Check the master plan for future infrastructure projects. That will impact resale value.
OC premium is worth it, IMO. Peace of mind is priceless. I bought an under-construction property in Sector 75, and it's been a nightmare. Endless delays and stress.
I live near Parsvnath Prestige. The location is great - close to the expressway and malls. But maintenance charges are high, around Rs. 3 per sq ft.
Rs. 3? That's insane! My building charges Rs. 2.5, and even that feels expensive. What all is included in the maintenance?
U11, is the maintenance worth it? Is the building well-maintained? Are the amenities actually functional?
Bhaiyon, anyone know the current circle rate in that area? That's a good starting point for negotiation.
Parsvnath? Are you sure? I thought they had like, a ton of delayed projects. Check their RERA record thoroughly before even considering.
Exactly! Parsvnath ka track record is not the best. My friend invested in their project near Pari Chowk, and he's still waiting for possession after 5 years!
U3 is right. RERA ID check karo. Don't just go by what the sales guy tells you. They'll promise you the moon.
Shubhkamna Apartments... never heard of it. New builder? Be very careful. Noida mein bahut scams hote hain.
Carpet area efficiency in Parsvnath Prestige is around 65-70%, depending on the unit. Super area vs. carpet area game is strong everywhere, not just Parsvnath. Always ask for the exact carpet area in writing.

Negotiate hard is an understatement! Builders will try anything. Get a lawyer to check the fine print, especially on delayed possession penalties.
