Pratishtha Homes is ready to move, but Shivkala is cheaper. Carpet area mein difference kitna hoga? Honestly, not sure about the builder trust factor for either. Ab samajh nahi aa raha.

Check online reviews too, but take them with a grain of salt. Some are fake.

Carpet area ka difference zyada nahi hoga, maybe 50-100 sq ft. But check the floor plan carefully.

Don't just look at the price! Dekho amenities kya kya de rahe hain. Swimming pool, gym, clubhouse...Sab complete hai kya?
Honestly, both builders are relatively new. Koi established name nahi hai. Risky proposition, bhai.

Personally, I'd lean towards Pratishtha if it's ready to move. At least you can see what you're getting. Delayed possession is a nightmare.

U11, I also heard something similar. A friend backed out of a Shivkala project because of this.

Shivkala is definitely cheaper, but check the fine print. Carpet area mein game karte hain yeh log.
Exactly! Show flat ka carpet area aur actual mein difference toh hoga hi. Be prepared.
