₹75 lakh for a 2BHK in Shriram 107 Southeast Phase 2 – is that a good entry point now? My first investment property hai, so thoda nervous hoon. Already completed hai ye project, so pre-launch se kitna increase hua hai price? Aur actual rental income kitna expect kar sakte hain? Online figures toh bahot high dikhate hain. Resale market activity kaisi hai yahan? Long-term ROI ke liye sahi hai kya?

Bhai, 75 lakh for a 2BHK in that area seems a bit steep, especially for a first investment. Shriram is a known builder, no doubt, but Phase 2 is already completed. Jab pre-launch mein tha, tab shayad accha deal milta. Ab toh kaafi price appreciation ho chuka hoga. I was looking at something similar in Aavalahalli and the prices there are also shooting up for completed projects. For 75L, I'd expect better rental yield, but usually, online figures are inflated.
