₹78L for a 2BHK in Noida Extension – it's insane how prices shot up. Fed up of renting, finally pulling the trigger. Everyone glorifies 'prime location' and 'appreciation', but nobody talks about the actual build quality. I'm looking at DM Infra, among others. My worry: are we just buying future seepage, cracks, and fitting issues after a year? That directly impacts resale value and tenant retention, which kills investor ROI. And those super high maintenance charges? Are we getting actual service, or just paying for ghost clubhouses and slow repairs? I think shoddy construction and inflated, poor-value maintenance are the biggest ROI killers in Noida. Disagree? Tell me why.

It's a tough call for sure. While construction quality is a valid concern, sometimes you have to balance it with the budget and potential appreciation. Maybe visit a completed project of DM Infra if possible? See their maintenance record there. It's a big decision, don't rush, but also don't get stuck in analysis paralysis.
DM Infra ka RERA number toh 'Not Applicable' dikha raha hai, as per the details. Is this normal for ongoing projects? And possession date 2026-02-01, is that realistic given the current market slowdown?

Haan, RERA Not Applicable means it's an older project or below the RERA threshold. Be careful, less legal recourse then.
Yaar, construction quality is the biggest scam. I saw a project in Alistonia Estate where the plaster was peeling off within 6 months. My cousin booked with a similar 'reputed' builder in Alpha I Greater Noida, and the kitchen fittings were all cheap local stuff, not what was promised. They say 'premium' but deliver 'basic'. Resale value toh door ki baat, khud rehne mein problem hoti hai. This is why I'm so hesitant.
But Noida Extension mein prices toh aise hi hain, especially for good connectivity. DM Infra ka location toh theek hai, no?
