Dridha Homes or Shubhkamna Apartments? Confused!

I'm in real estate, but buying for myself is different, right? Dridha Homes is advertising 30-45L, but what's the real price after PLC and all? Shubhkamna Apartments ka toh kuch idea hi nahi hai. Has anyone actually booked in Dridha? What's the carpet area like, actually? Super area vs carpet area games, you know? Also, resale value kiski better hogi, in the long run? I'm so confused, guys.
