Under-construction projects are a scam in Noida, change my mind

Fed up of renting, landlord raised rent again. Finally taking the plunge. I'm looking at options in Noida. Honestly not sure about under-construction projects though. Dridha Homes is quoting ₹30-45L which sounds good, but OC kab tak milega? Supertech Renesa ka toh naam hi suna hai, should I even consider it? Carpet area efficiency bhi ek issue hai. EMI vs rent math isn't making sense if I'm paying rent + EMI for years waiting for possession. Log bolte hai ki under construction mein appreciation zyada hota hai. Is it worth the risk though? Any experiences, recommendations? Which one has better metro connectivity?
