Noida investment: Ajnara Daffodil vs Supertech Renesa - Reality check?

I'm based in Dubai and planning to invest in Noida. Can't really visit for site inspections, relying on you guys. Was looking at Ajnara Daffodil, seems like a good location, ready to move bhi hai. But the price...holy moly! Then I saw Supertech Renesa, cheaper, but under construction. Is it worth the risk? Heard Supertech kaafi delayed projects hain. I need rental income, so possession is important. What's the real carpet area efficiency in Daffodil? Brochure mein toh sab sahi dikhata hai. Also, need a property manager recommendation later on. Power of attorney ka scene kya hai? Any thoughts on which one would give better ROI in 5 years? Honestly not sure which way to go. Any advice?
