Supertech Renesa vs Metropark: Carpet Area Reality Check

Has anyone actually compared the carpet area efficiency between Supertech Renesa and Metropark Shaurya Apartments? I'm seeing wildly different numbers quoted online. Renesa is upcoming, so it's hard to verify. Metropark is ready, so easy to measure, but is it actually spacious? I’m thinking that even if Renesa's price/sqft is lower, the usable area might be much less. Plus, Metropark has OC, so no possession risk. But is it worth paying extra for that peace of mind? I’ve seen builders promise the moon with carpet area, phir baad mein kuch aur hi nikalta hai. What's your experience? Any insights from those who've visited both?
