8.5 Cr for Noida apartment? Gulshan Dynasty thoughts?

What's your take on these super high-end apartments in Noida? I just watched a video tour of a Gulshan Dynasty unit, and the 8.5 Cr price tag really made me pause. It looks stunning, no doubt, but that's a massive investment for an apartment, even for luxury. I'm honestly not sure if the ROI makes sense at that level. Do you think these Gulshan projects are actually finding buyers easily at these prices? Or is it a niche market we're not seeing?
