₹85 lakh for a 2BHK in Sector 137 – I'm genuinely surprised. Kids have moved out, so selling our big house and looking for something manageable. Saw a few projects, including Real Homez. Builder quoted a price, but yaar, what's the *real* all-in cost? Parking, PLC, stamp duty, registration – sab add karke kitna banta hai? Aur negotiation kitna possible hai? Sunne mein aaya hai ki possession ke time hidden charges bahut nikalte hain. Aap logon ka experience kya hai? Any advice on finding a society with low maintenance?

Hidden charges are a pain, but don't forget the carpet area vs. super built-up area scam. Builders quote on super built-up, which inflates the per sqft rate. Always ask for the carpet area price. And get everything in writing, especially payment schedules and possession dates. RERA number check karna mat bhoolna.
Absolutely! Carpet area is key. My brother got caught with this in Alistonia Estate; the difference was almost 30% between super built-up and carpet. He felt cheated. Also, maintenance charges ke terms and conditions read carefully. Some societies have a fixed charge, others charge per sqft of super built-up, which can be a huge difference over years. Ask for last year's maintenance bill.
Totally agree with the hidden charges part. I'm also looking in that range for a 2BHK. PLC, parking, club membership, IFMS, electricity meter charges – yeh sab add karte-karte itna ho jaata hai. Plus, stamp duty aur registration alone can be 7-8% of the agreement value. Negotiation pe kitna expect kar sakte hain? Builders toh bolte hain fixed price, but I heard there's always some room, especially if it's ready-to-move.

Real Homez ka track record mixed hai. Mere ek colleague ne wahan book kiya tha, possession delayed ho gaya tha 1.5 saal. Aur maintenance bhi initially low bolke baad mein badha diya. Be very careful with their promises. Low maintenance ke liye old societies dekho ya phir co-operative housing. Alpha I Greater Noida mein kuch options mil sakte hain.
