Budget finalised, loan pre-approved — ab Greater Noida mein ek investment dekh raha hoon. I'm eyeing 99 Homez Caelum Hights, maybe a 3BHK for future upgrade. But honestly, builder ka track record dekh ke thoda darr lag raha hai. Unke previous projects mein possession delays kaafi common rahe hain. Is Caelum Hights bhi wahi story banegi? Not sure if they'll deliver on time, aur ye investor ratio ka kya scene hai yahan? Don't want to invest in a ghost society jahan resale mushkil ho jaye. Already have a home loan, so har EMI ki value honi chahiye. Koi real experiences batao please, especially about their past deliveries.
