Noida Extension — Aadhaar Jan Ghar Awas Yojna pe kaafi time se research kar raha hun. My budget allows for a 2BHK there, around ₹80 lakh. I'm eyeing it purely as an investment, hoping for decent capital appreciation over 5-7 years. But, builder ka delivery track record kitna reliable hai? Heard some mixed reviews about past projects. Also, what kind of rental yield can one realistically expect from a 2BHK in that area? Not sure if it'll cover a good chunk of my EMI. Is the resale market liquid enough if I need to exit earlier than planned? Honestly, not sure about the long-term ROI. Any genuine experiences ya advice on this project?
