Aarcity Sky Villas: Is 'upcoming' just a fancy word for inconvenience?
Greater Noida is where my search keeps landing, specifically Aarcity Sky Villas. The price (around 65L) for a 2BHK seems okay, but honestly, I'm worried about livability. Everyone glorifies the 'upcoming' status and brochure amenities – like the skydeck or club house – but nobody talks about if they're actually useful daily. Is it just me, or do these fancy things just jack up maintenance without real benefit? I'm a first-time buyer, don't want to pay high charges for a gym I'll use twice. Also, how developed is the immediate neighbourhood? Schools, hospitals, basic markets... are they genuinely close, or will it be a struggle for years? Change my mind if I'm wrong about these 'upcoming' projects.

So, technically, it's not illegal right now, but definitely a 3-year delay from the original date. This means the 65L price is for something you won't get for a while. Think about paying rent + EMI for 3 more years. Plus, the price per sqft comes out to be around 4500-5000 based on typical 2BHK sizes, which is on the higher side for a delayed project in that area.

Jo aapne bola potential ke baare mein, sahi hai, but 'potential' doesn't pay your EMI. Ajayabpur is still developing, schools and hospitals are not as dense as, say, Alpha II. You'll likely commute a bit for good facilities. And if the project is already past its 2021 possession date, that connectivity won't matter much if you're not even living there. What's the current RERA status of Aarcity Sky Villas?
