Aarcity Sky Villas: Is 'upcoming' just a fancy word for inconvenience?
Greater Noida is where my search keeps landing, specifically Aarcity Sky Villas. The price (around 65L) for a 2BHK seems okay, but honestly, I'm worried about livability. Everyone glorifies the 'upcoming' status and brochure amenities – like the skydeck or club house – but nobody talks about if they're actually useful daily. Is it just me, or do these fancy things just jack up maintenance without real benefit? I'm a first-time buyer, don't want to pay high charges for a gym I'll use twice. Also, how developed is the immediate neighbourhood? Schools, hospitals, basic markets... are they genuinely close, or will it be a struggle for years? Change my mind if I'm wrong about these 'upcoming' projects.

U8 asked about RERA. I checked, Aarcity Sky Villas (UPRERAPRJ13977) actually has an extended possession date on RERA till Dec 2024. So, technically, it's not illegal right now, but definitely a 3-year delay from the original date. This means the 65L price is for something you won't get for a while. Think about paying rent + EMI for 3 more years. Plus, the price per sqft comes out to be around 4500-5000 based on typical 2BHK sizes, which is on the higher side for a delayed project in that area.
Yes, bilkul delayed hai. A friend of mine inquired last year and the builder was still giving vague answers about possession. This happens a lot with smaller builders in Greater Noida. It's a huge risk for first-time buyers who plan their finances around these dates.

Jo aapne bola potential ke baare mein, sahi hai, but 'potential' doesn't pay your EMI. Ajayabpur is still developing, schools and hospitals are not as dense as, say, Alpha II. You'll likely commute a bit for good facilities. And if the project is already past its 2021 possession date, that connectivity won't matter much if you're not even living there. What's the current RERA status of Aarcity Sky Villas?
Totally agree with the OP! 'Upcoming' projects in Greater Noida are a huge gamble. My friend booked in Alpha I, Greater Noida, and it's been delay after delay. These fancy brochures just paint a picture that rarely materializes on ground. 65L for a 2BHK is a big amount for an uncertain future, especially for a first-time buyer like me.
I also saw Aarcity Sky Villas. The skydeck sounds cool but seriously, for just 104 units, who's gonna maintain all that? Maintenance charges will be through the roof. Plus, the original 2021 possession date is a huge red flag.
