Did a site visit to Aask Homes 01. I'm fed up of renting, landlord raised rent again. Finally taking the plunge to build equity. What's its capital appreciation since launch? What rental yield are you actually getting? Is the resale market active enough for a decent exit? Not sure if ROI is compelling post-completion.

Rental income is a joke. Ghaziabad mein toh students ya small families hi rent pe lete hain, which means low rent.
Launch price was around ₹3500-4000/sqft depending on the tower. Resale is tough. Current market mein, you'd be lucky to get ₹4500/sqft. Rental yield is barely 2-2.5% after maintenance, which is very low.

Upar se RERA Not Applicable. Matlab, if there are delays, you're at the builder's mercy. For a project with possession in 2025, 'RERA Not Applicable' is a huge red flag. It means they likely started before RERA or found a loophole.

My colleague bought in Aask Homes 02, and he's been regretting it since. They promised possession 2 years ago, abhi tak kuch nahi. The builder's reputation isn't great. Capital appreciation toh door ki baat, bas investment stuck hai. Be very careful, especially if you're looking for quick ROI.
