Okay I'll be honest — I completely underestimated how much a poorly managed amenity can impact long-term value. Aask Homes 04 mein, clubhouse dekha tha brochure mein, laga tha tenant attraction ke liye sahi rahega. But now, it's mostly a ghost facility. Maintenance charges toh lag rahe hain but quality of service for these facilities is just not there. From an investor perspective, this affects resale and rental yield, doesn't it? Kya fayda itne bade clubhouse ka if no one uses it? Has anyone faced this, especially with such underutilized amenities affecting your property's ROI?

U15 is spot on. We had a similar issue with our complex's gym, it was a joke. We residents had to collectively push the builder for months to get basic equipment fixed. The maintenance charges were still being collected in full. It's a constant battle.
U7, technically, yes, the builder is responsible for a certain period, usually till the RWA (Resident Welfare Association) takes over. But often, the RWA takes years to form properly, and till then, the builder's own facility management team runs things, often poorly. RERA mostly covers construction quality and timely delivery, not ongoing amenity management in detail. You have to check the builder-buyer agreement very carefully for clauses on facility management and handover. It's a huge loophole.
Haan, this is a classic builder trick. My cousin booked in a project near Ahinsa Khand II, same story. They showed a grand swimming pool and gym, but after possession, pool was always 'under maintenance' and gym equipment was basic, old. Maintenance charges were still sky-high for these 'premium' facilities. For an investor, it's a nightmare because who wants to rent a place with non-functional amenities? Resale value bhi down ho jaati hai, especially in a competitive market like Ghaziabad.
So, U5, is there any way to check these things before booking? Like, can we ask for proof of amenity management?
Totally agree with U5. I've seen this happen in Achchheja too. Builders promise the moon, but deliver dust. It's like they just want to sell and then wash their hands off the maintenance part. This really affects the vibe of the whole society.
