Visited Saraswati Executive Home by Aastha Developers yesterday. Pricing for a 3BHK in Sector 150 seems good, around ₹1.5 Cr, but I'm worried about RERA. Builder delays are common, I know. How do you guys verify a builder's legal track record before booking? Kya real options hain under RERA if they delay possession?

Aastha Developers? Bhai, be very careful. Their track record, especially from their Jaipur projects, isn't exactly stellar. I heard about massive delays for one of their projects near Alpha I Greater Noida a few years back. Always check the RERA portal for their past projects and see the listed possession dates versus actual.
U8, I think U3 is referring to their 'Aastha Greens' project which was notorious for delays. It was near Alpha I, not exactly in it, but close enough to affect the perception. They had issues with approvals and then
